Queensland’s Smoke Alarm Laws Are Changing. Is Your Home Ready?

Queensland has some of the strictest smoke alarm legislation in the country, and the next major deadline is 1 January 2027. By that date, every residential property in Queensland must have compliant smoke alarms installed, regardless of whether the home is owner-occupied, rented or being sold.

A lot of homeowners on the Redcliffe Peninsula have older alarms that were fine under previous rules but won’t meet the new requirements. Here’s what the legislation actually requires:

» Photoelectric Only 

Queensland law now requires photoelectric smoke alarms. Older ionisation-type alarms are no longer compliant and cannot be used. If you’re not sure which type you have, we can check when we come out.

» Interconnected Throughout the Home

All smoke alarms in the home must be interconnected, meaning if one activates, they all go off. This gives everyone in the house the best chance of hearing the alarm, regardless of where the fire originates. A single alarm in the hallway is no longer enough.

» Installed in the Right Locations 

Alarms must be installed in every bedroom, in hallways connecting bedrooms to the rest of the home on each level, and on any storey without bedrooms along the most likely exit path. Getting the placement right matters, and it’s something we regularly see done incorrectly.

 

» Less Than 10 Years Old

Even a photoelectric alarm that’s interconnected and in the right spot won’t pass if it’s more than 10 years old. 

» Hardwired or 10-Year Lithium Battery 

Alarms must be powered either by mains electricity or a non-removable 10-year lithium battery. Standard 9-volt battery alarms are not compliant under the new rules.

What Happens When We Come Out

Most smoke alarm jobs are completed in a single visit. 

We start by going through your home and assessing what’s currently installed. We check the type of alarm, how old it is, where it’s located and whether it’s interconnected. If your home already has some compliant alarms, we note what’s there so we’re only replacing what actually needs replacing.

We’ll then walk you through what the job involves, how many alarms need to be installed or replaced, where they’ll go and what it’ll cost. You get a clear quote before any work starts.

Once you’re happy to proceed, we install the new alarms, connect them to your mains power or fit the 10-year lithium batteries depending on your setup, and interconnect the whole system. We test each alarm individually, then trigger a full interconnect test so you can hear the system working as it should.

Before we leave, we go through the system with you so you know where each alarm is, how to test it yourself, and what to do if one starts chirping. For rental properties, we can provide compliance documentation for your records.

The whole job typically takes one to two hours, depending on the size of the home and how many alarms are being installed.

Frequently Asked Questions

Does the 2027 deadline apply to my home if I'm not selling or renting?

Yes. The 1 January 2027 deadline applies to all residential properties in Queensland, including owner-occupied homes. Rental properties and homes being sold have been subject to compliance requirements since 2022, but the full rollout to all homes comes into effect on 1 January 2027. After that date, every home needs to meet the standard.

I already have smoke alarms. Do I need to replace them?

It depends on what you have. If your alarms are photoelectric, less than 10 years old, interconnected and installed in the right locations, you may already be compliant or close to it. If they’re ionisation type, older than 10 years, not interconnected, or in the wrong spots, they’ll need to be upgraded. We can assess what you have when we come out.

What's the difference between photoelectric and ionisation smoke alarms?

Photoelectric alarms detect the visible particles produced by slow, smouldering fires, which are the most common type of house fire. Ionisation alarms are better at detecting fast, flaming fires but are slower to respond to the smouldering type. Queensland law now requires photoelectric alarms only. If you have ionisation alarms, they need to be replaced regardless of their age or condition.

My smoke alarm keeps chirping. Does it need to be replaced?

A chirping alarm usually means a low battery or a fault. If the alarm is less than 10 years old and is already the right type, it may just need a battery replacement or a reset. If it’s older or the wrong type, it’s worth replacing while we’re there anyway. We can assess it on the spot.

How many smoke alarms does my home need?

It depends on the layout of your home. At a minimum, you need one in each bedroom, one in each hallway connecting bedrooms to the rest of the home, and at least one on any level that doesn’t have bedrooms. We’ll work through your floor plan during the assessment and ensure every required location is covered.

Do I need hardwired alarms, or can I use battery-powered ones?

For existing homes being retrofitted, alarms can be either hardwired or powered by a non-removable 10-year lithium battery. If your home is being substantially renovated, hardwired alarms are required for the renovated areas. We’ll advise which option suits your home when we quote.

Can you provide documentation for a rental property or property sale?

Yes. We can provide compliance documentation for rental properties and for properties being sold. If you’re a property manager or landlord with multiple properties, get in touch, and we can work through them efficiently.
